Abodu Garage Conversion Contractor in Houston: What to Know First
An Abodu garage conversion in Houston typically runs between $90,000 and $160,000 depending on the size of your existing garage, the condition of the slab and framing, and how far you’re taking the finish work. As an independent Abodu service provider, we handle the full conversion: permits, structural upgrades for Houston’s wind and soil conditions, electrical and plumbing rough-in, insulation, drywall, flooring, and the final certificate of occupancy. We’re not affiliated with Abodu, which means we call problems like we see them, and we quote a written price before any work starts.
If you own an Abodu unit or a garage that was built or prepped to Abodu specifications and you’re ready to turn it into livable square footage, this page is for you. Russ Delmar and our Houston crew have converted garages in the Heights, Montrose, Bellaire, Katy, Sugar Land, and Clear Lake, and we’ve seen what works and what doesn’t when a garage becomes a bedroom, an apartment, or a full ADU (accessory dwelling unit, meaning a second livable structure on your existing lot). How Abodu Products Fail – and How We Fix Them
Abodu builds a clean, repeatable prefab shell, and for the most part that shell arrives on site in good shape. The problems we see in Houston aren’t usually manufacturing defects. They’re what happens when a factory-built structure designed for California sits on Houston clay, in Houston humidity, through a Houston summer. Here are the failure modes we run into most often on Abodu garage conversions:
- Slab settlement and door misalignment on the Abodu Studio Series. Houston’s expansive clay soils move more than almost any other soil type in the country. When an Abodu Studio unit sits on an existing garage slab that was never engineered for a finished living space, we see doors that won’t close square, cracks at the wall-to-slab junction, and shifting around the original garage door opening. Our fix starts with a slab elevation survey and usually includes helical piers or slab stitching before we frame anything. It costs more up front, but it’s the only way a conversion holds up after two or three wet-dry cycles.
- Humidity buildup in the wall cavities of Abodu One and Two modules. Abodu’s wall assemblies are tight, which is great for energy efficiency and not great for Houston’s 90-percent-humidity summers. When the vapor barrier meets an unconditioned garage space, condensation forms inside the wall cavity and you get that musty smell or, worse, mold blooming behind the drywall. We address this during the conversion by adding a dehumidification strategy and reworking the vapor barrier to breathe toward the exterior, not the interior. If you’re already seeing discoloration at the baseboards, that’s the tell.
- Electrical panel undersized for the finished ADU. Abodu ships with a panel sized for a modest studio load. But once a garage conversion adds a mini-split, a kitchenette, a washer-dryer stack, and a bathroom with an instant water heater, the demand can outrun the factory panel. We regularly upgrade to a 100-amp or 200-amp subpanel during the conversion and pull the permit so the inspection history is clean. Your insurance company will care about that paperwork later.
- Original garage slab cracking under new point loads. Converting a garage to an apartment usually means adding a bathroom, and a bathroom means a toilet, a shower, and a drain line, none of which a standard 4-inch garage slab was poured to handle. We saw a Bellaire conversion last year where the slab had cracked in three places under a new shower pan because the previous contractor had cut and patched without reinforcing. We cut the slab properly, added rebar dowels at the cut edges, and repoured with 4,000-psi concrete before tiling.
- Garage door opening infill that leaks or reads like an obvious patch. When a roll-up garage door comes out and a wall goes in, the transition between old opening and new framing is where water finds its way in during a Gulf storm. Abodu’s panel system needs a specific flashing and sill detail at that location, and most general contractors don’t do it right. We frame the infill with a treated bottom plate, flash the sill to shed water outward, and tie the new wall into the existing structure with engineered connectors rather than nails alone. If you’ve already got a conversion and see water staining under the former door opening, call us before the drywall swells.
Our Abodu Garage Conversion Contractor Process
Every Abodu conversion we take in Houston follows the same sequence, and we put it in writing during your estimate so you know exactly what happens and when.
- 1
Site walk and honest read. We start at your garage with a level, a moisture meter, and a tape measure. Russ or a lead tech walks the slab, checks the existing framing and electrical, and tells you straight whether the garage is a candidate for conversion, a candidate for conversion with structural work first, or a teardown. You get that read for free.
- 2
Written scope and price. Before any work starts, you get a line-item scope showing the permit path, structural work, plumbing and electrical rough-in, insulation, drywall, finishes, and the schedule. Every project under The Kingswell Guarantee gets a written price before the first worker shows up. No price changes at the door.
- 3
Permits and structural work. We pull permits with the City of Houston or your local municipality, and we handle the slab work, any framing upgrades, and the garage door infill. Inspections happen at every required stage, and we don’t cover anything up until the inspector signs off.
- 4
Rough-in and systems. Plumbing, electrical, HVAC mini-split, and insulation go in. If we’re matching an existing Abodu unit’s finishes, we coordinate the interior so the conversion reads like the same house, not an add-on.
- 5
Finish work and walkthrough. Drywall, flooring, trim, paint, fixtures, and the final certificate of occupancy. Then we walk the space with you and write down anything that isn’t right. That list becomes the punch list, and it gets completed before we call the job done.
- 6
The 365-Day Done Right Promise. Every project gets our written guarantee. If something fails within the guarantee period, we come back and fix it for free. That’s the whole promise, in writing, on every job.
What Abodu Garage Conversion Contractor Costs in Houston

Here’s what we tell Houston homeowners when they ask for a real number, because you shouldn’t have to call just to get a ballpark.
| Project Type | Typical Range |
|---|---|
| Single-car garage to studio or bedroom | $90,000 – $120,000 |
| Two-car garage to one-bedroom apartment | $120,000 – $160,000 |
| Garage to full ADU with kitchen and bathroom | $140,000 – $160,000+ |
| Structural slab repair or pier work (if needed) | $8,000 – $25,000 |
| Electrical panel upgrade to 100 or 200 amp | $3,500 – $6,000 |
The biggest cost drivers in Houston are the slab condition, how much plumbing the floor plan needs, and whether you’re matching high-end finishes to an existing Abodu unit. Drainage and grading work on lots with poor slope can add real money. We’ll give you a written number after the site walk, and that number is what you pay. Why Houston Homeowners Call Lodgewick ADU Houston for Abodu Work
We’re the ADU company of the Kingswell family. A lodge is a small house on a larger property, and that’s exactly what an ADU is. We’ve been doing this work since 2010, and we didn’t build our Houston reputation by being fuzzy about price or schedule. The Kingswell Way means we say the price before the work, show up in the window we gave you, leave the site cleaner than we found it, put the guarantee in writing, and come back if it fails.
Every tech on your job is background-checked and shows up in uniform, so you always know who’s walking onto your property. When you call at 2 a.m. because a storm turned your half-finished garage into a puddle, a live person answers. If you’re weighing an Abodu unit against another brand, we work with Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed too, so we’ll tell you what actually fits your lot and budget instead of pushing one product. Russ grew up in Los Angeles and learned building at Los Angeles Trade-Technical College, and he’s been working Houston territory long enough to know what happens when a Gulf storm tests a conversion. That’s the experience we bring to every Abodu job.
FAQs

If you’re converting a garage that was never part of an Abodu build, your Abodu warranty is unaffected because the structure isn’t covered by it. If you have an existing Abodu unit and are converting an attached garage into connected living space, the answer depends on how the conversion touches the original modular shell. We structure our work so penetrations into the Abodu panel system are sealed per the manufacturer’s detailing, and we document every step with photos so your warranty conversation is grounded in evidence. Call (361) 326-2313 and we’ll talk through your specific situation.
A typical single-car garage conversion takes 10 to 14 weeks from permit pull to final inspection, assuming the slab is in good shape and there are no surprises in the framing. A full ADU conversion with a kitchen and bathroom usually runs 14 to 18 weeks, and Houston’s permitting volume can add two to three weeks depending on your municipality. We list a schedule in your written estimate, and we finish on the schedule we write down.
Yes. We’ve matched Abodu’s standard interior finishes, including the flooring profiles, trim packages, and paint palettes, enough times that we can make an attached garage conversion read like it was part of the original build. We’ll show you samples during the estimate and note the matching materials in the written scope.
We pull the permits. The City of Houston and surrounding municipalities require different paths depending on whether the work is classified as a conversion, an addition, or a new ADU, and we handle the paperwork, the inspections, and the final certificate of occupancy as part of the written price. You never have to chase a building department.
Call us. The 365-Day Done Right Promise means if the work isn’t right, we come back and make it right. That commitment is in writing on every project, and it includes a free return visit if the work fails within the guarantee period. You’ll get a live person on the phone, not a voicemail loop.
