Dvele Junior ADU Conversion: The Houston Owner’s Guide

We stock and install Dvele-compatible junior ADU conversion components in Houston, with most replacements running between $1,200 and $4,800 installed depending on what failed and whether we’re matching OEM or a quality aftermarket equivalent. In most cases we can get a technician to your site the same week you call, and many common parts are already on our trucks. The failure pattern we see most often starts small: a door that doesn’t close flush, a seal that’s pulling away, or an HVAC connection that’s cycling more than it should, and Houston’s humidity eventually turns that small problem into a real one.

We’re an independent service provider, not affiliated with Dvele, which means we’re not limited to one parts pipeline. If Dvele’s lead time is eight weeks, we’ll tell you that honestly and show you the aftermarket option that’s sitting in our Houston shop right now.

Which Dvele Models This Applies To

The living room inside a new ADU

The junior ADU conversion hardware on Dvele’s prefab panels follows their modular wall and roof assembly system, which means compatibility gets specific fast. Dvele units built after 2019 use a different sill-plate and corner-clip profile than earlier models, and the conversion hardware has to match the panel generation, not just the square footage. Before you order anything, check the serial plate inside the electrical panel door or on the interior face of the entry door jamb. You’re looking for the model prefix and a four-digit production code. If the code starts with a “2” or higher, you’re on the current-gen system.

Here’s the gotcha most owners don’t know: the junior ADU conversion components, like the threshold transition, the ADU-to-main panel conduit kit, and the compact HVAC duct adapters, are dimensioned for Dvele’s specific wall cavity depth of 2×6 framing with continuous insulation. An off-the-shelf threshold from a Houston building supply house won’t seat correctly against Dvele’s recessed door pan. We’ve seen owners buy a $180 threshold, spend a weekend trying to make it work, and then call us because the door won’t seal and the first Houston rain found its way inside.

OEM versus aftermarket for Dvele comes down to two things: lead time and warranty alignment. OEM parts carry Dvele’s own warranty terms, but we’ve had Houston clients wait three to six weeks for a simple replacement. Quality aftermarket equivalents from suppliers we’ve vetted are often in stock locally, meet or exceed the original spec, and carry our own written workmanship warranty. We’ll quote both options and let you decide.

Signs Your Dvele Junior ADU Conversion Is Failing

  • Door binding or dragging at the threshold. Houston’s clay soil shifts with moisture, and a prefab unit’s door pan can flex just enough to throw the threshold out of true. You’ll feel it as resistance mid-swing.
  • Condensation or water staining at the wall-to-floor transition. Dvele’s juniors rely on a sealed transition channel. When that channel’s gasket dries out in Houston’s heat cycles, moisture wicks up the interior wall panel edge. You’ll see a faint dark line or paint bubbling.
  • Air leakage around the ADU-to-main electrical conduit penetration. The flexible conduit kit includes a rubber boot that degrades in UV and heat. If you can feel a draft or see daylight around the conduit where it exits into the main structure, the boot has failed.
  • Mini-split or ducted HVAC cycling more than usual. Dvele’s compact duct adapters can separate at the panel joint over time. The unit runs fine but your utility bill creeps up because conditioned air is bleeding into the wall cavity instead of the room.
  • Persistent musty smell in the junior after rain. That’s almost always a failed sill gasket or threshold seal. Houston’s rain finds the weakest seal, and once moisture gets under the panel base, the smell becomes the tell.

Each of these has a specific fix, and none of them should be left alone. The longer a seal or gasket stays failed, the more moisture works into the wall assembly, and prefab wall panels don’t dry out the way stick-framed walls do.

Replacement Cost & What’s Included

A new two-story ADU over a garage

In Houston, expect to pay anywhere from $1,200 for a single door threshold and seal replacement up to about $4,800 for a full junior ADU conversion hardware refresh, including the transition channel, electrical conduit boot, HVAC duct adapter, and sill gasket. The range depends on three things: which components failed, whether you go OEM or aftermarket, and the accessibility of your unit’s mechanical connections. A junior that’s been sitting on a tight lot in Montrose with the utility side against a fence will take more labor than the same unit in Katy with open access.

Every quote we give is written, line by line, before any work starts. You’ll see the part cost, the labor hours, and the disposal fee if any. We don’t change the price at the door. Our work comes with the 365-Day Done Right Promise: if something we installed fails within a year, we come back and make it right at no charge. It’s in writing on every project, including parts replacements.

Dvele Junior ADU Conversion Service Typical Installed Cost in Houston
Door threshold & seal replacement $1,200 – $1,900
Electrical conduit boot replacement $1,400 – $2,200
HVAC duct adapter realignment & seal $1,500 – $2,800
Full conversion hardware refresh (all four components) $3,200 – $4,800

DIY or Call Us?

The threshold replacement sounds simple, and on a stick-built ADU it usually is. On a Dvele junior, it isn’t. The threshold interlocks with the prefab wall panel’s bottom track, and getting it wrong means the door won’t seal and the panel’s structural connection is compromised. You can safely check the obvious things yourself: look for visible gasket cracks, daylight under the door, and any separation at the panel joints. Take photos and note the production code on the serial plate. But this is not a high-tension garage door spring situation; it’s still fiddly, exacting work in a system where a wrong seal install means moisture inside your wall within weeks.

If you’re handy and patient, replacing a visible gasket with the exact OEM-spec part is doable. That’s maybe 20% of the repairs we see. The other 80% involve the threshold seating, conduit penetration, or HVAC adapter, and those are the ones where I’ve watched Houston homeowners spend two weekends and still call us anyway. That call doesn’t bother me. Russ Delmar here, and I’d rather talk you through it before you buy a part than after you’ve made it worse. Call (361) 326-2313 and tell me what you’re seeing.
