Boxabl Site Prep & Utilities: The Houston Owner’s Guide

Boxabl site prep and utility hookup in Houston typically runs $18,000 to $45,000 installed, depending on your lot conditions, utility distances, and whether you need a new foundation pad or can use existing flatwork. We stock the common Boxabl-compatible site components on our trucks, and most utility rough-in work takes 3 to 7 working days once permits clear. Most owners discover a problem when the power flickers under load, water pressure drops to a trickle, or they notice the factory-installed utility chase isn’t lining up with their site connections the way the spec sheet promised.

You’re not alone if you’ve hit a snag. We’ve worked Houston lots from the Heights to Katy where the reality of gumbo clay, flood-plain elevation requirements, and aging utility laterals collided head-on with the Boxabl delivery checklist. This page walks through what actually happens on the ground here, what it costs, and where things go wrong most often.

Which Boxabl Models This Applies To

The site prep and utility systems we service apply to the Boxabl Casita line, including the standard 20×20 Casita and the larger configurations that Boxabl ships as paired modules. If you’ve got a Boxabl on order or already on site, your unit’s utility connection points are factory-standardized: a 100-amp electrical panel stub, a 3/4-inch water supply inlet, and a 3-inch sewer outlet, all exiting through the floor chase on the module’s designated utility wall.

Here’s the compatibility gotcha most Houston owners don’t see coming: the Boxabl factory chase exits at a fixed point on the module floor, but Houston’s plumbing code and your lot’s existing sewer lateral elevation rarely line up with it on the first try. The site contractor has to build the foundation pad with the utility stub-outs placed to match the module’s chase coordinates exactly, or you’re cutting into fresh concrete on delivery day. We handle this by laying out the pad from Boxabl’s factory utility drawings before a single form goes up.

Another point: Boxabl ships the module with its own breaker panel and interior wiring complete, but the panel is not the service entrance. You still need a separate meter main or disconnect at the property line, plus a feeder run to the module’s panel. For Houston, that usually means a 100-amp overhead or underground service drop with a weatherhead or conduit riser, permitted through CenterPoint Energy and inspected before energizing. OEM Boxabl parts are fine for what they are, but most of the site-side components, conduit, wire, water line, sewer pipe, meter base, are standard trade materials we source locally, which keeps costs down and availability high.

Signs Your Boxabl Site Prep & Utilities Is Failing

  • Lights dim or the breaker trips when the mini-split kicks on. This usually means the feeder wire is undersized for the distance from the meter to the module, or there’s a loose lug in the disconnect. In Houston heat, the AC compressor pulls hard on startup, and any weakness in the line shows up fast.
  • Water pressure drops when two fixtures run at once. A 3/4-inch inlet is adequate for the Casita’s fixture count, but if the site run from the house or meter is longer than 50 feet, or if it’s old galvanized pipe, you’ll feel the pressure fall off. We see this constantly on older lots in Garden Oaks and Oak Forest.
  • Sewer smells near the module or slow-draining fixtures. The 3-inch outlet needs proper fall from the module’s floor chase to the city tap. On flat Houston lots, if the pad was poured too low or the trench lost grade, waste sits in the line instead of moving. That odor is the first warning.
  • The module sits visibly out of level after a wet season. Houston’s expansive clay soil heaves and shrinks with rain and drought cycles. If the pad wasn’t built with proper soil prep and compaction, the module shifts, and utility connections flex with it. Flexing connections eventually fail at the fittings.
  • Water pooling around the pad or moisture wicking up the module skirt. Drainage and grading are part of site prep, not an afterthought. If water stands against the pad edge after a Houston downpour, you’ve got a grading problem that will shorten the life of the skirting and invite pests.

Replacement Cost & What’s Included

A fresh concrete slab for a backyard ADU

For a full Boxabl site prep and utility package in Houston, here’s what we quote on a typical job:

  • Pad and grading: $8,000 to $16,000, depending on soil condition, pier depth if needed, and whether we’re doing a standard 4-inch slab or a raised pad for flood-plain compliance.
  • Electrical service and feeder: $4,500 to $9,000, including the CenterPoint Energy coordination, meter base or disconnect, trenching or overhead run, and connection to the Boxabl panel.
  • Water and sewer rough-in: $3,500 to $8,000, covering trenching, pipe, fittings, and the connection from the module chase to city or septic laterals. Longer runs and deeper sewer lines push the number up.
  • Utility tie-in labor and inspection: $2,000 to $4,500, for the final connection, trim-out, and pulling permits with the City of Houston or your municipal district.

Every quote from Lodgewick ADU Houston is a written price before work starts, and that number doesn’t change at the door. Our 365-Day Done Right Promise backs the site work and utility connections in writing. If something we installed fails within that window, we come back and make it right at no charge. That’s the whole point of the Kingswell Guarantee: you know the price, you know the crew, and you know we’ll stand behind it.

DIY or Call Us?

There are a few things an owner can safely check: confirming the main breaker at the disconnect is fully seated, making sure the water shutoff at the inlet is fully open, and looking for obvious standing water around the pad after rain. Those are reasonable homeowner inspections.

But here’s where I’ll stop you. Anything involving the electrical feeder, the meter base, cutting into a concrete pad to reposition utility stub-outs, or re-grading drainage around the module is not a weekend project. Electrical mistakes on a 100-amp service can kill you or burn the module down. A poorly cut chase repair can crack the slab. And a sewer line with bad fall will work fine for a month, then back up into your Boxabl on a Sunday night. We’ve fixed enough of those to know the repair always costs more than doing it right the first time. Russ Delmar has been building in Texas long enough to tell you straight: if you’re unsure, call us at (361) 326-2313 and we’ll talk you through what you’re seeing before anyone picks up a tool.
