Plant Prefab New Detached ADU: The Houston Owner’s Guide
If you own a Plant Prefab ADU in Houston and the structure itself is failing, we stock and install Plant Prefab-compatible replacement components with typical installed pricing between $90,000 and $160,000 for a full new detached ADU, depending on size, foundation work, and finishes. Most Houston owners discover the problem after a Gulf storm exposes water intrusion, or when the structure settles unevenly in Houston’s expansive clay and doors stop closing square. You don’t need to replace a failed foundation or wall system piecemeal – we can assess whether a repair or a full new Plant Prefab-spec build makes more sense, and we’ll put that number in writing before anything gets ordered.
A quick note on who we are: Lodgewick ADU Houston is an independent service provider. We’re not affiliated with Plant Prefab, but our crew has worked hands-on with their panel systems and foundation details for years. Russ Delmar, our owner, learned the trade at Los Angeles Trade-Technical College and has spent decades on builds that get tested by Houston’s climate every single year.
Which Plant Prefab Models This Applies To

Plant Prefab builds detached ADUs using a panelized system, which means walls, roof, and floor sections arrive pre-cut and pre-framed, then get assembled on your foundation. The compatibility question matters because not every Plant Prefab panel works with every foundation type. Their standard detached models – typically one and two bedroom units running 500 to 1,200 square feet – use either a concrete slab-on-grade system or a raised perimeter foundation, depending on lot slope and soil conditions here in Houston. If you’re replacing a failed component rather than building new, the panel dimensions, connection plates, and anchor bolt patterns have to match the original engineering drawings. One gotcha we see regularly: Houston homeowners who added a Plant Prefab ADU before 2018 often don’t have the updated tie-down specs that current Houston building code requires for wind uplift. That matters when we’re matching replacement wall sections or roof panels.
For OEM versus aftermarket, here’s the straight answer. Plant Prefab’s proprietary panels are engineered as a system – mixing an aftermarket wall section with original Plant Prefab roof panels can create connection points that don’t align and void any remaining warranty. For structural components, we recommend OEM. For non-structural items like interior finishes, siding, and trim, quality aftermarket equivalents often match or exceed the original spec at a better price. We’ll tell you which is which on your specific unit before we quote.
Signs Your Plant Prefab New Detached ADU Is Failing
- Doors and windows stick or won’t latch. In Houston, this is almost always foundation movement. Our clay soil expands when wet and shrinks during drought, and over a few wet-dry cycles it can shift a slab enough to rack the frame. If your Plant Prefab doors were square and now bind, have the foundation checked before you adjust hardware.
- Visible cracks at panel seams or corner joints. Small hairline cracks in drywall are normal. Cracks that run along panel edges, especially on exterior walls, suggest the panel connections are working loose or the foundation has moved beyond acceptable tolerance. This is the point where a visual inspection saves real money.
- Musty smell or water stains near floor edges after rain. Plant Prefab units rely on a continuous air and moisture barrier at the base connection. Houston’s heavy rain events will find any gap. If you’re seeing moisture wicking up from the sill plate, the seal has failed and you’re looking at rot or mold behind the wall panel.
- Bouncing or sagging floor sections. Panelized floor systems distribute load differently than stick-framed floors. If a floor panel flexes underfoot or you see a visible sag between support points, the panel or its connection to the foundation has failed. This one gets worse fast.
- Roof leaks around panel joints or at the parapet. Plant Prefab roof panels have specific lap and flashing details. Houston sun breaks down sealant faster than most climates, and once the seal goes, water follows the path of least resistance. A roof leak left for one Houston summer will rot the sheathing under the membrane.
Replacement Cost & What’s Included

A full new Plant Prefab-spec detached ADU in Houston typically runs $90,000 to $160,000 installed. That range covers the panel system, foundation work (which varies significantly depending on whether your existing foundation can be reused), utility connections, and finishes. A smaller one-bedroom unit with basic finishes sits at the lower end; a two-bedroom with higher-end cabinetry, upgraded siding, and more complex site work lands at the top.
What’s included in our written price: the panel order, delivery, crane or lift time if your lot requires it, foundation prep, assembly labor, all permits and inspections, and final finish work. What’s not included, and we say this plainly: any unpermitted previous work that has to be corrected, and unforeseen soil conditions revealed during excavation. If the soil under your existing foundation turns out worse than the test boring shows, we’ll show you the boring report, show you the overage, and get your written okay before spending another dollar. Every new ADU build from Lodgewick ADU Houston carries the 365-Day Done Right Promise: if it’s not done right, we come back and make it right, and that commitment is in writing before you sign anything.
DIY or Call Us?
Some things on a failing ADU are safe to check yourself, and we’ll always tell you which is which. You can visually inspect your own panel seams, check for water stains, and note where doors bind. You can clear debris from the base flashing and check that downspouts are routing water away from the structure. What we don’t recommend doing yourself: lifting a corner of a sagging structure, re-fastening structural panel connections, or attempting foundation leveling with a hand jack. That’s how you end up with a collapsed wall or a broken frame. The wall panels on a Plant Prefab unit are not light, and a panel that shifts while you’re under it is a serious risk.
If you’ve spotted any of the symptoms above, call us at (361) 326-2313. We’ll come out, do a full assessment, and give you a written price for the repair or rebuild. No charge for the estimate, and no pressure to commit on the spot.
FAQs

A properly built Plant Prefab ADU on a sound foundation should last 50 years or more as a structure, but Houston’s climate means certain components – roof sealant, exterior caulking, and flashing – need replacement every 8 to 12 years. The structure itself holds up well; the seals and weather barriers are the maintenance items. Call (361) 326-2313 if you want us to check your seals before the next big storm season.
Yes, in many cases. If the foundation is sound and the panel connections are intact, we can replace failed seals, re-flash the roof, shore up a sagging floor panel, or re-square a racked wall section. If the foundation itself has moved beyond tolerance or multiple panels have delaminated, replacement usually costs less than chasing individual failures. We’ll show you both numbers and let you decide.
A typical build runs 5 to 8 months from permit submittal to final inspection, with about half that time spent waiting on Houston permitting and Plant Prefab panel production. The on-site assembly phase is usually 4 to 6 weeks once materials arrive. We put the schedule in writing at the start, and Russ is known for finishing on the schedule he writes down.
We stock common non-structural items on the truck – flashing, sealant, fasteners, and trim pieces that match Plant Prefab profiles. For structural panels, we order direct from Plant Prefab or from approved local fabricators who match the original engineering spec. If we don’t have it on hand, a live person at (361) 326-2313 can tell you the lead time before you schedule anything.
We also work with other prefab brands – Abodu, Cover, and Dvele – so if your lot has a different manufacturer’s unit or you’re comparing options for a replacement, we can speak to those systems too. Tell me what you need the space to do, and I’ll tell you exactly what it takes to get there.
