Dvele New Detached ADU: The Houston Owner’s Guide
A Dvele new detached ADU panel, window assembly, or mechanical component that’s failed in Houston typically costs $380 to $1,900 to replace through us, installed, with most common Dvele-compatible parts stocked in our Houston shop or available within 2-3 business days. We’re an independent Houston service provider, not a Dvele affiliate, but we work with Dvele’s systems often enough that we know precisely what matches and what doesn’t. Most owners discover a failed part the same way: a warning light on the energy-monitoring dash, condensation where the wall meets the floor, or a door panel that suddenly won’t seat flush against the gasket.
If you’re reading this, something on your Dvele ADU isn’t doing what it did the day it arrived. Let’s get that sorted.
Which Dvele Models This Applies To

Dvele’s new detached ADU lineup runs across a few distinct series: the Dvele IQ, the Dvele Flex, and the earlier Dvele One. Parts are not universally interchangeable across series, and this is where we see owners get burned. The window cassette dimensions on a 2021 Dvele One will not drop into a 2024 Dvele IQ frame without modification, even though both are “Dvele detached ADUs.” The IQ series shifted to a flush-mount glazing system with narrower sightlines, while the One used a deep-reveal frame. If someone tells you “a Dvele window is a Dvele window,” walk away.
How to identify your part before you call: open the ADU’s main service panel and look for the speckled-gray spec sticker on the inside of the door. You’ll see a series code: IQ-30, IQ-45, FLEX-40, ONE-36, and so on. That number is the interior square footage and the series. Photograph that sticker. Next, photograph the failed component itself with a tape measure held against it. We can usually match the OEM part number from those two photos alone. For mechanicals, the heat-pump condenser outside carries a Model/Serial tag on the back right corner. Snapping a picture of that saves us both a second trip.
Signs Your Dvele New Detached ADU Is Failing
- Condensation or fogging inside the window cassette. The factory-installed argon seals on earlier Dvele One units begin to degrade around year 6 in Houston’s humidity, and we’ve replaced more fogged Dvele glazing in the last two years than any other single component. The seal fails first at the corners; once moisture is inside, the insulating value drops fast.
- The exterior cladding panel pulls away at the corner. Houston’s clay soil moves with moisture cycles, and a Dvele ADU set on piers sits differently than one on a slab. If your lot is heavy gumbo clay, you’ll see panel gapping at the southeast corner most often, because that’s the driest exposure and the clay contracts first there.
- The ERV or fresh-air intake cycles constantly. Dvele’s air system works hard against Houston heat. When the intake damper motor starts failing, the unit short-cycles every 40 to 60 seconds. You’ll hear it. What you’re hearing is the damper actuator losing its position memory, not a dirty filter.
- The entry door binds at the latch or won’t throw the deadbolt clean. A Dvele detached ADU settles like any Houston structure. When the door frame shifts even 3/16 of an inch out of square, the multi-point lock on an IQ-series door binds. That’s a frame-shim repair plus a gasket replacement in most cases, not a new door.
- Water staining at the baseboard inside, with no visible roof leak. This is the one we want owners to take seriously. Dvele’s wall panels route moisture behind the rainscreen, but if the sill flashing at the panel joint was nicked during delivery or set-up, water finds its way inside the wall cavity. In Houston’s storm season, that shows up as a subtle tide line at the baseboard, usually within 48 hours of a heavy blow.
Replacement Cost & What’s Included

For Houston Dvele owners, here’s what we quote day in and day out, installed:
- Window cassette replacement: $380 to $890, depending on IQ flush-mount vs. One deep-reveal glass.
- Full glazing gasket and seal kit: $140 to $310 per opening, including labor.
- ERV fresh-air intake damper assembly: $620 to $1,180, with OEM motor and new control board if the actuator took the board with it.
- Entry door realignment and gasket: $260 to $540, assuming the door slab is still clean.
- Wall panel sill flashing and weather barrier repair: $410 to $1,900, depending on how much sheathing we have to open.
Every quote from us is a written price before we start, and that number is the number. If we discover something hidden inside the wall, we stop and show you before touching another dollar’s worth of work. The parts-and-labor warranty is in writing, backed by the 365-Day Done Right Promise. If the fix fails within a year, we come back and make it right, free.
DIY or Call Us?
If you’re dealing with a window cassette, a gasket, or a door that binds, there are safe checks you can do yourself: measure the reveal, photograph the spec sticker, wipe down the track, and confirm whether the issue is constant or weather-dependent. That information genuinely helps us quote faster.
Where we’d ask you not to go alone: anything involving the building envelope or electrical. Dvele’s wall panels run continuous wiring through channels that aren’t immediately visible, and opening a panel without knowing where the feeds land is a fast route to a serious shock. Same with the ERV dampers. The safe move is to check, document, and call us at (361) 326-2313. We’ll tell you over the phone whether it’s a truck-roll or a stopgap, and you’ll get the answer straight, no voicemail tag.
FAQs

The glazing seals and mechanical dampers on a Dvele ADU in Houston’s heat and humidity typically last 6 to 9 years before the first signs of failure, with high-exposure south- and west-facing windows wearing out faster. Coastal salt air near Galveston Bay cuts that range by roughly two years. If your Dvele is past year 7 and you haven’t had the seals inspected, it’s worth a look before the next Gulf season. Call (361) 326-2313 and we’ll tell you what we’d check first.
Some can, especially door realignment, gasket replacements, and damper actuators, which we repair in place more often than we replace. But a fogged window cassette cannot be repaired, the argon barrier is gone and the glazing unit has to be swapped. We’ll always tell you the repair option first when one exists, because we’d rather you keep the part than replace it for no reason.
Most Dvele part replacements we handle in Houston are finished in 2 to 4 hours once the correct part is in hand. Window cassette swaps run longer, about 5 to 6 hours with proper taping and flashing. We give you a defined arrival window before we show up, and the job finishes on the schedule we wrote down at the start.
We stock the most common Dvele-compatible gaskets, door hardware, and damper actuators in our Houston shop. Series-specific window cassettes and full wall-panel components typically arrive within 2 to 3 business days. We’ll tell you at the time of the estimate whether we’re pulling from stock or ordering, so there are no surprises, ever. For a quick answer on your specific model, call (361) 326-2313 and have the spec sticker photo ready.
