Mighty Buildings Junior ADU Conversion: The Houston Owner’s Guide
If you own a Mighty Buildings unit and the junior ADU conversion components are starting to show their age, we can help. A junior ADU conversion (JADU) is the process of turning part of an existing structure into an independent living space with its own entrance, kitchenette, and bathroom. In Houston, we typically see Mighty Buildings JADU conversion component replacement and repair run between $1,800 and $7,500 installed depending on what failed, and we stock the most common Mighty Buildings-compatible hardware on our trucks so we can often finish the work in a single visit.
Most owners discover a problem the same way: a door that no longer seals tight against Houston humidity, a wall panel joint that’s opened up after a wet spring, or a mini-split line that’s sweating more than it should. Mighty Buildings units are panelized and precision-built, which is good news for repairs, but they don’t tolerate shortcuts. The panels interlock and the mechanical runs are routed through specific chases, so a part that’s close-but-not-exact will fight you the whole way.
Which Mighty Buildings Models This Applies To

Mighty Buildings has produced a few distinct product lines over the years, and the junior ADU conversion components differ between them. The most common units we work on in Houston are the Mighty Mods series and the earlier Mighty House models. If you’re not sure which one you have, look for the serial plate inside the electrical panel door or on the lower corner of the primary wall module. The model designation usually starts with “MM-” or “MH-” followed by the build year.
The compatibility gotcha most owners run into is this: early Mighty House units used a narrower wall chase profile (roughly 3.5 inches) than the Mighty Mods line, which means conversion components like the JADU entry door frame, the kitchenette plumbing rough-in brackets, and the mini-split line-set covers are not interchangeable between the two lines. We’ve seen owners order a replacement door frame from a liquidator and find out on install day it’s for the wrong generation. Before you order anything, measure the wall chase depth and check the serial prefix. It saves a return trip and a restocking fee.
For the conversion itself, Mighty Buildings used proprietary composite wall panels with integrated utility routing. The JADU conversion usually involves swapping a standard exterior door for a locking, weather-sealed entry door, adding a kitchenette plumbing stub-out, and sometimes converting a passthrough wall into a rated separation wall. OEM parts for these are still available for most units built after 2020, but lead times can run four to six weeks. Quality aftermarket equivalents exist for the door hardware, mini-split brackets, and plumbing fittings, and those are what we typically stock because they’re made to the same dimensional specs and they’re available same-day.
One more thing worth knowing: Lodgewick ADU Houston is an independent service provider, not affiliated with Mighty Buildings. We work on their units because we know them, not because we’re part of their factory network.
Signs Your Mighty Buildings Junior ADU Conversion Is Failing
- The entry door sticks or won’t latch cleanly. This usually means the panel around the door frame has shifted slightly, often due to Houston’s clay soil moving under the slab or the unit settling after a long dry spell. The composite panels don’t flex like wood framing, so the stress shows up at the door opening first.
- The kitchenette plumbing stub-out is weeping or the drain backs up. In Mighty Buildings units, the JADU plumbing runs through a dedicated chase in the wall panel. If the original installer didn’t leave proper access, a small leak can run inside the panel for weeks before you see it. Check under the sink cabinet for any discoloration on the panel surface.
- The mini-split line-set cover has pulled away from the wall. The composite panel material expands and contracts differently than the plastic line-set covers that most installers use. In Houston’s heat, the covers can warp and pop their mounting clips. This exposes the lines to UV and lets moisture get into the chase.
- You can feel outside air around the separation wall. If the JADU was converted from a garage or utility space, the separation wall between the main house and the unit should be air-sealed. Gaps usually show up first at the top plate or where the wall meets the ceiling panel.
- The locking door hardware has gone stiff or the deadbolt won’t throw. Houston humidity attacks door hardware fast. On Mighty Buildings units specifically, the door is mounted into a composite frame, so a little corrosion on the strike plate or latch means a lot of extra force on the panel itself. If you have to shoulder the door to get it open, that’s a problem that gets more expensive the longer you wait.
Replacement Cost & What’s Included

Here’s what we typically see in Houston for Mighty Buildings JADU conversion component work, parts and labor included:
- Entry door replacement (weather-sealed, composite-frame-compatible): $1,800 to $3,200 installed, depending on whether we’re reusing the existing frame or replacing it.
- Kitchenette plumbing stub-out repair or replacement: $900 to $2,400 installed. This depends on access to the wall chase and whether the panel needs to be opened and re-sealed.
- Mini-split line-set cover replacement with proper panel-compatible mounting: $400 to $900. Small job, but the materials have to be right for the panel surface.
- Separation wall air-sealing and re-flashing: $1,200 to $3,000 depending on how much of the wall has opened up and whether we’re working from the interior or exterior side.
- Full JADU conversion component refresh (door, hardware, plumbing, sealing): $5,000 to $7,500. This is the “do it once, correctly” option when several things have failed together.
Every quote we give in Houston is a written price before any work starts. No change orders at the door. The price includes the parts, the labor, disposal of the old components, and a written guarantee under our 365-Day Done Right Promise. If the work fails within the guarantee period, we come back and make it right at no charge. That’s in writing on every job, before we start.
DIY or Call Us?
There are a few things an owner can check safely: look for visible gaps around the door frame, check under the sink for moisture, make sure the line-set cover is seated. That’s about where it should stop. The JADU conversion components on a Mighty Buildings unit are tied into the wall panel structure itself, and the panels are not forgiving. If you drill into the wrong spot or pull a panel loose trying to force a replacement part, you can compromise the unit’s envelope and create a water intrusion problem that costs far more than the original repair. Russ Delmar, our owner, learned the building trade at Los Angeles Trade-Technical College and has been working Houston territory for years, and he’ll tell you the same thing: on panelized units, the first wrong move is usually the expensive one. If you’re not sure, call us at (361) 326-2313 and describe what you’re seeing. We’ll tell you over the phone whether it’s worth a service call or something you can handle yourself.
FAQs

The door hardware and seals typically last five to seven years in Houston’s humidity before they need attention. The plumbing stub-outs can go much longer if they were installed with proper access and the right materials. The biggest factor is whether the original install used parts actually made for Mighty Buildings panels rather than generic off-the-shelf stuff.
Sometimes. Door hardware and line-set covers can often be repaired if the underlying panel is still sound. If the panel around the door frame or the plumbing chase has shifted or taken on moisture, repair becomes a patch job that won’t last, and replacement is the honest call. We’ll show you the difference before you spend a dollar.
Most single-component replacements on a Mighty Buildings JADU conversion take one visit, usually four to six hours on site. If we’re doing a full component refresh with panel re-sealing, plan for one full day. We’ll give you a defined arrival window before we show up, and the work is done clean.
We stock the common ones: door hardware, line-set covers, plumbing fittings, and the brackets and seals for the entry door and separation wall. OEM parts that we don’t stock can usually be ordered and in hand within one to two weeks. We also work with components for Abodu, Cover, and Dvele units for owners who have more than one prefab structure on the property.
If your Mighty Buildings junior ADU conversion is showing signs of trouble, don’t wait on it. The longer a seal or door frame is compromised, the more Houston humidity gets in and the more the repair costs. Call (361) 326-2313 for a free estimate. A live person answers, and you’ll get a written price before any work begins. That’s The Kingswell Way, and it’s how every project we do is run.
